The back story

About What foreigners can and can’t buy in the Maldives

Land in the Maldives cannot be owned freehold by foreigners. Projects that market homes to overseas buyers offer long leases or similar rights, and the length and conditions vary from one project to the next. Before you commit, ask the developer in writing what tenure you would hold and for how long, and have a Maldivian lawyer check the documents. A residence-by-investment programme, the Maldives Pearl Residence, is described by advisers Henley & Partners as launching in the second half of 2026. We will add details once the government publishes the rules.

Why it's on our list

  • No freehold land for foreigners
  • Leasehold terms vary
  • Ask for tenure in writing
  • Use a Maldivian lawyer
